Calgary-based
Emerald Management and Realty Ltd. is committed to helping property owners of
all types successfully maintain and grow their real estate investments. By
entrusting the maintenance of their property to Emerald Management and Realty
Ltd., many clients have experienced significant returns without a significant
time investment. For clients who own apartment buildings, a major part of
Emerald Management and Realty Ltd.’s strategy is to set up on-site resident
managers, who live in a building and are the first responders for tenant needs
or emergency situations. Emerald Management and Realty Ltd. offers a
comprehensive resident manager training program that prepares them for
circumstances and emergencies that may arise. Whether a building has 8 units or
80, a trained resident manager can often make the difference in a crisis.
Resident managers not only keep a building well maintained, but enhance the
landlord’s credibility as well. By ensuring that tenant complaints and turnover
remain low and identifying problems before they intensify, skilled resident
managers can increase a property’s desirability and generate positive word-of-mouth
reviews that make living in the building worth any rent. The resident manager
program at Emerald Management and Realty Ltd. consists of four phases. The
first phase involves a rigorous selection procedure, including an orientation,
review of a procedural manual, and an outline of the manager’s duties. The next
step is an in-house seminar that allows experienced Emerald Management and
Realty Ltd. professionals to train new managers in the key details of building
maintenance. In the third phase, each resident manager receives technical
training at Emerald Management and Realty Ltd. with courses in site management,
tenant selection, mechanical systems, and records management. Finally, approved
resident managers are placed in client buildings and are required to attend
continuing education seminars that keep them apprised of new laws and best
practices. To build morale, Emerald Management and Realty Ltd. also recognizes
outstanding managers each month with awards and promotions, encouraging
retention of skilled employees.

What to Look for in a Rental House or Apartment Presented by Emerald Management & Realty Ltd.
Emerald Management and Realty Limited Management
At Emerald Management & Realty Ltd., we understand the needs of both renters and property owners as they explore a new rental agreement. Here, we have collected a few tips for renters that should help in their search for a great home.
1. Check out the neighborhood: If possible, visit the area at a couple different times of day. Does it feel safe? Is it well-lit? Look for some local amenities. How close is the nearest grocery store? Will you need to find a Laundromat nearby? If you have a car, keep an eye out for open parking spots to assess how easy or difficult it will be to park.
2. Take a look at the outside: Examine the exterior of the property, including the condition of gutters and roofing, if relevant. Does the property seem well-maintained? Can you see any loose tiles or slates? Keep an eye out for old or peeling paint, which can indicate an absent or irresponsible landlord. Also make sure to check out the neighboring houses. If you can, avoid properties near boarded-up or graffiti-covered buildings.
3. Look over the inside of the property: Check for signs of pests in the unit, including traps or poison baits that may have been used to catch insects or vermin. Also examine the interior for signs of dampness, like loose wallpaper, flaking paint, or mold spots. Make sure all of the appliances work, including the heating and cooling, refrigerator, and stove. Try to get a sense of the noise level in the apartment. Can you hear the street outside? How about the neighbors?
4. Check for safety: Look for proper smoke detectors, fire escapes, and fire extinguishers. Does the building seem secure from the outside? Are all the locks in good, working order? Do the windows open, close, and lock? This is particularly important on the first floor.

Calgary, Alberta
Emerald Management and Realty Ltd operates out of its offices in Calgary, Alberta. The Canadian city of Calgary now rests upon the site of the old Fort Calgary, whose history dates back to the first arrival of a detachment of the North West Mounted Police in September of 1875. The Fort was built at the confluence of the two rivers in the area, the Bow and the Elbow, about 50 miles east of the beginning of the Canadian Rockies. The commander of the detachment originally named the fort after himself, but one year after its completion, it was rechristened as Fort Calgary. The name comes from a bay on the Isle of Mull in Scotland. Some historians have thought that it means “clear running in water,” but it is currently believed to mean “bay farm” instead.
Calgary was finally incorporated as a city on January 1, 1894. At that time it had a little under 6,000 residents. It is now home to more than 1,200,000, making it one of the five largest metropolitan areas in Canada. It is the single largest metropolitan area between Vancouver and Toronto.
A frequent center for winter sports, Calgary’s proximity to the Canadian Rockies makes it an attractive center for travelers looking to experience the wild outdoors. A number of premiere mountain resorts are located just outside the city. Calgary hosted the Olympic Winter Games in 1988, making it the first Canadian city to host this international event.
With the beautiful plains of Canada stretching all around it, and the mountains not too far away, Calgary has also become a primary destination for ecotourism. Ecotourists travel to take in natural habitats and usually focus on protected areas that are still in pristine condition.
In addition to its role as a gateway to the outdoors, Calgary has earned a name for itself as a center of both culture and entertainment. The city’s nightlife offers a wide array of salons and nightclubs. It is also the epicenter of Canadian country music and is commonly referred to as the “Nashville of the North” by music aficionados.
Emerald Management and Realty Limited is located near the center of Calgary at 1036 -10 Avenue SW, just a few blocks east of 14th Street and a few blocks south of the Bow River.
