Over the course of 11 years, Thomas Hart, Kilpatrick & Hart’s President and Chief Executive Officer, earned 3 academic degrees, including a Bachelor of Science in Economics with a concentration in accounting, finance, and marketing. While in the process of earning this degree, Thomas Hart completed a total of 60 hours of courses pertaining to the practices of marketing and business financing, and also completed a curriculum approved and sponsored by the New Jersey chapter of the American Savings and Loan Institute, which required the completion of more than 18 courses related to the workings of financial institutions. Thomas Hart later matriculated at Indiana University, where he received his Master of Science in Finance.

  • Kilpatrick and Hart’s Eight-Step Funding Process
    At Kilpatrick and Hart Ltd., Inc., we use a simple, eight-step process to put our clients in touch with the network of international and domestic lenders we have been cultivating for over 20 years. We work with individuals and groups seeking financing for apartment buildings, assisted care facilities, churches and religious properties, farms and agricultural properties, hotels, franchises, and more. Though we never guarantee funding, we do guarantee that a lender will issue a term sheet, letter of interest, or similar document with terms similar to our proposal. Our eight-step process is outlined below:

    1. A potential client must complete our Loan Pre-Qualifier Worksheet or submit either a business plan or an executive or project summary to us.

    2. We will review the client’s financing concept, request additional information, and provide a projection of the client’s pre-closing out-of-pocket costs. Once we have everything we need, we draft a fact sheet for targeted lenders.

    3. The lenders will either reject the financing concept or accept it and provide us with projected terms.

    4. The final proposal, which includes our consultant services authorization and fee agreement, is issued and executed, and the lender issues a letter of interest or term sheet.

    5. Once the term sheet or letter of interest has been executed, we prepare a checklist of documents the lender wants and provide it to our client.

    6. After the lender has received all of the documents that they have requested, the formal due diligence process begins.

    7. Once due diligence is complete, the lender gives a conditional commitment.

    8. A final commitment is executed, and the transaction is considered funded.
