  • Consultation and Litigation Support for Real Estate Appraisals, Scott D. Delahooke
    December, 2010
    By: Scott Delahooke

Since founding the Delahooke Appraisal Company in 1990, I have provided a wide range of consultation and litigation support related to real estate appraisals. I have been deposed as an expert witness more than 100 times, and testified in trial at least 35 times. These cases generally involve valuation disputes. Other types of assignment involve testimony in front of Assessment Appeal Boards regarding challenges to assessed values. This is especially important during periods of property value decline.

Real estate owners often experience confusion regarding the valuations of their properties, and as an appraiser, I provide in-depth research and consultation to help them resolve these issues.

To determine the best evidence of property value, one can compare recent property sales within the same neighborhood, information which can be obtained through various sources. Analyzing the information takes practice and experience. Property sale prices reflect not only the broad real estate markets trends, but often unique motivations of specific buyers and sellers. In cases where preliminary research results in an insufficient amount of sales information for a given neighborhood, I expand the comparable search area to allow for a broader base of data which can be analyzed and used to support an appropriate conclusion. During this process, I consider factors such as location, square footage, style, lot size, age, fixtures and amenities, level of repair, and number of rooms.
